What Are the Most Common Causes of Flat Roof Leaks?

Flat roofs fail for fairly predictable reasons, and most leaks trace back to one of a small number of recurring problems. Knowing what to look out for can help you catch an issue early, before it turns into a stained ceiling or a soaked loft.

Ageing and Weathered Roof Coverings

Traditional felt roofs harden and become brittle with age and years of UV exposure, eventually cracking or splitting, particularly around joints and edges. GRP fibreglass and single-ply membranes last longer but aren't immune either, and any covering will eventually reach the point where it can no longer keep water out. This is one of the most frequent reasons flat roofs are replaced rather than repaired, since brittle felt spread across a wide area can't simply be patched back to a serviceable standard.

Poor Detailing Around Joints and Edges

A large proportion of leaks start not in the middle of the roof but at its edges and junctions, around chimney flashings, where the roof meets a wall, at rooflights, and around pipes or vents. These details are more complex to seal than a flat expanse of roof, so they're often the first place to fail, especially on older installations.

Even a well-installed roof can develop a leak here if the sealant or flashing has been disturbed by something as simple as a satellite dish bracket, a bird, or general weathering over the years.

Standing Water and Blocked Drainage

Bristol's wet weather doesn't help matters, and a roof with poor falls or blocked outlets will hold water rather than shedding it, putting constant pressure on the covering and any weak points. Debris such as leaves and moss building up in gutters and outlets is a simple but very common cause of leaks that's easily avoided with regular clearing.
